Do you help first-time buyers?

Absolutely, it’s a big part of what we do, and a lot of our five-star reviews come from first-time buyers. We’ll explain the whole journey in plain English: how much deposit you need, what you can realistically borrow, getting an agreement in principle, and what happens after your offer is accepted. No question is too basic.

What does it cost to use a broker?

Fees depend on the type of case, and we’ll always be clear about any charge before you commit to anything, nothing is a surprise. The best first step is a free, no-obligation chat where we explain how we’re paid and what your options are, so you can decide with the full picture.

My fixed rate is ending, can you take over?

Yes, and it’s worth doing early. When a fixed rate ends you usually roll onto the lender’s higher standard variable rate, which can cost a lot more each month. We review the market a few months ahead of your end date and line up a new deal, either a remortgage or a product transfer with your current lender, so there’s no gap and no overpaying.

Do you arrange buy-to-let and commercial finance?

We do. Buy-to-let for single properties or a portfolio, in your own name or through a limited company, plus commercial mortgages, short-term bridging and second-charge lending. These are exactly the cases where an experienced broker earns their keep, we know which lenders to approach and how to present the case.

Are you regulated?

Simplex Mortgages Ltd is a mortgage broker regulated for mortgage and protection advice in the UK. We’ll confirm our full regulatory details and put the relevant paperwork in front of you before any advice is given. Your home may be repossessed if you do not keep up repayments on your mortgage.

Where are you, and how do we meet?

Our office is Unit 4a, Bourne Court, 3 Southend Road, Woodford Green IG8 8HD, near Woodford and South Woodford stations. You can come in for a face-to-face appointment, or we can do everything by phone and video if that suits you better. Most clients are across east and north-east London and Essex, but distance is rarely a problem. See the map and directions above.
